Flooring: Somehow I noticed that most of the buyers don’t like carpet as the flooring in downstairs or living room. If you have the budget to change it hardwood or pergo flooring then update your flooring and if not then don’t worry, just use a professional carpet cleaner to clean it professionally. If you have already installed wooden flooring and it has been long time then you can polish your wooden floor to restore it shine.

De-Clutter: If you lot of things lying around the house then pack those things which you don’t use it often and put it in a storage or garage. You can also buy storage boxes which go under the bed or table, in that way you can keep away all those small things and make your house looks nicer. If your closet is bigger then you can organize your closet which closet organizer which you can buy any home improvement stores like Lowes. I have shown houses with stuffs all over and trust me, no one will like it and it will make less impressive to sell any house. Once you de-clutter your house, all that area will look bigger in size.

How to Find Out the Value of My Bay Area Home in This Market?

how to find the value of a homeThere are few ways to find out how much is your bay area house is worth in the market, some of the method will cost you and some are free to find out the estimated value. When it comes to house value, its just an estimated value because lot of factors determine the value of the house like the condition, location, demand of the house and supply of homes in that area.

Here are few ways where you can find out the value of the house:

Appraisal: You can hire a professional appraiser to get the value of your house, this method will cost you somewhere around $300 – $500. You need to call any of the appraisal company you know or you can search online like Google, Yahoo or Bing and search for appraiser in your area.   They charge you based on how big is your house, so make sure you ask them how much they charge before asking them to do the appraisal. Now, you may be asking whether I can negotiate their fees – it depends! Some may give discounts and some may not, so it all depends.

You can call the appraiser if you are planning to sell your house and if you are thinking of refinancing then don’t call anyone from outside because your lender will assign one of their appraisers to get your home value. This will cost you somewhere same amount and you can roll that cost into your refinanced loan amount if you want to but keep in mind that your new mortgage payment will be based on that new amount (loan amount plus whatever cost you add into that loan).

Online: You can check your value online also, there are few website where you can check online like Zillow.com but most of the time and those values are not accurate. Few days ago, one of my clients had checked the value of his house and it was showing way lower value based on near by sales in that area.

How does this online website estimate your home value by just typing your home address? They just take all the sales based on some radius of your address and give you the estimated value of your house. The problem is sometimes your house is in good school district and just across the street may be different school area where value of the house is much higher or lower than your area. Now, you can figure out why these online sites differ from what you can sell it for. These sites can give some ball park number and it is not always give your true number on your house value.  This will not cost you anything.

Tax Assessed Value: You can check your property tax bill which you get during the California property tax time. They assessed the value every year but again this may not be the accurate, sometime it is lower than the current market value based on the demand in your area from all the buyers looking in your area. This will not cost you anything.

Real Estate Professional: You can check with any real estate agent/ broker to get the estimated value of your house. They can give you the value in two ways – one is just the ball park numbers based on recent sold and active homes in your area and another is little bit more accurate which is based on after they view your house.

The first method where the real estate agent check the value based on recent real estate activities in your neighborhood without checking your house from inside condition and location of the house, this may not be accurate value because there are lot of factors depends on getting better value of your house. If the real estate agent can come and check the house personally then they can generate better value than just the ball park number without looking your house.

Now, the value can change based on the current real estate market based on the number of buyers and the number of homes available for sale. The value you get today might not be same after 3 months or 6 months down the road. Most of the realtors can get you the estimated value for free but always check before asking for any of their professional services because it takes time for researching and getting the value of your house and I’m sure you know that’s how they earn a living by helping home owners like you to sell their house.
